General

  • A garden room is exactly what it sounds like – a room in your garden. Unlike an extension or conservatory, it’s a separate building from your home, and unlike a shed, it’s a fully-functioning living space you can decorate and spend time in as you please.

  • We’re currently based in North Norfolk in the UK and primarily build garden rooms here and in the surrounding areas. If you’re not sure we cover the area in which you’re based, please get in touch!

  • Yes! Garden rooms can add valuable floor space to your home, but in a way that’s largely less disruptive, less messy and, perhaps most importantly, more affordable to add than an extension. When done well, they can be a modern and stylish addition to your garden, one that’s even more sought-out when potential buyers work from home.

  • Just about anything – because garden rooms can be used year-round, their use potential is virtually limitless. We’ve built garden rooms that function as offices, music rooms, play rooms and chill-out spaces, though that’s just the beginning. The only use that requires special planning permission is a full-time living space, such as a bedroom.

  • Yes, though it’ll depend on the location of your router. WiFi boosters don’t tend to work due to how well-insulated the buildings are, though additional cables can be added to make sure you get proper WiFi in your garden room.

  • Absolutely. Our garden rooms are incredibly well-insulated, so you won’t have to worry about unbearable cold in the winter or excessive heat in the summer. We can also install radiators or air conditioning into your new garden room, too.

  • Very little. Your garden room will function like an addition to your home, so it should be cared for as such. The external cladding is very low maintenance and can be washed by simply hosing it down. You’ll just need to clean the windows as normal.

Pricing

  • All our garden rooms are bespoke and custom-designed, which means each one is priced individually based on your requirements. In the initial design phase, we can advise how much each customisation will cost and will draft up a pricing agreement before any work is undertaken so you know exactly what to expect.

  • Before beginning work, we’ll draw up a pricing agreement along with a contract of work so we’re all on the same page. Once agreed, you’ll make payments for your garden room in four installations, with the first due up front to book a date and order materials. We’ll expect second payment once the external building is complete, the third once the building is water-tight and glazed in, and then the fourth and final payment upon completion.

  • Unfortunately, not at this time.

Design & Build

  • In the majority of cases, no. As long as you have permitted development rights in your home and the area in which you live, and your garden room meets certain size specifications, you won’t require planning permission in the UK. If you’re not sure whether or not you meet these criteria, we’ll be happy to advise you.

  • Typically, our garden room builds take just 3-5 weeks. This is dependent though on weather and stock availability, but we’ll keep you posted every step of the way so you’re always well-informed about any possible delays.

  • Just about everything. When you have a garden room built by Creo Spaces, we manage the project from end-to-end so you don’t have to worry about keeping track of multiple builders. We’ll take care of ordering building materials, installing glazing, electrics (including up to 10 sockets), plastering, painting one interior colour, LED strip lighting, flooring and all labour associated with each.

  • If there’s any work outside the construction of your building that’s needed, we can arrange for the help of qualified contractors from our trusted network. This usually includes electrics, foundation laying and any landscaping you might require, and will come at an additional cost as agreed between you and our contractors.

  • We’ve done extensive research on the materials we use to ensure they’re all the best quality, designed for durability and longevity. Our garden rooms are built from timber, and feature components including aluminium bi-fold doors, a breathable membrane, triple-glazed skylights, LVT flooring and LED strip lights. We also use special, high-performing cladding for the exterior of your building that comes in a range of finishes and colours, and that we’ve chosen specifically for its strength and sturdiness.

  • Eco-roofs are sedum green roofs consisting of a conventional roof that’s then layered with vegetation, giving your garden room the appearance of plants growing off the top. They’re an attractive way of adding greenery to your new building that’s both striking and easy to maintain. That’s because the sedum plants on eco-roofs are naturally tolerant of droughts and don’t require any dead-heading, mowing or watering outside of rain. Essentially, they take care of themselves.

  • It’s important to us that your garden room is exactly how you want it, so there’s a lot of opportunity for you to customise its different elements. You’ll have your choice of cladding colour, lighting options and flooring, as well as interior design elements. You can even choose to have solar panels or an eco-roof.
